From the very beginning with Vicki, things were different
We wanted to share our great experience in working with Vicki to sell our last home. We went in with little expectations, since the previous two summers we tried unsuccessfully to sell our home. We weren't upside down on our home and liked where we were living. We just wanted a change. Because of that, and it being a buyers market, we weren't willing to just give the house away. Our first attempt to sell the house went very poorly. We used the same Realtor who sold us the house in the first place. We quickly learned he was in over his head. The housing market had changed, but our Realtor had not. After three very stressful months, and only four showings, we decided to take the house off the market.
Our second attempt to sell went just as bad. We decided this time to use a respectable Realtor from a large company. She assured us she could get the job done. After three months, and many showings, we decided to take the house off the market again. Most of the potential buyers kept saying the same thing, the house was overpriced. Our Realtor however, assured us it was not. Clearly it was.
We had both decided we were "stuck" in our house. Adrienne felt we were over priced, but I kept convincing her our Realtors knew what they were doing. We decided to try selling our house one last time. This time using Vicki, who was referred to us by a family member. Adrienne had a little apprehension, having remembered what miserable success and stress we had in the past. It's hard enough keeping a house "show ready", but then factor in 2 dogs, a 7 year-old, and 5 year-old triplets, I didn't blame her for her apprehension.
From the very beginning with Vicki, things were different. Her market analysis made sure everyone was on the same page on what we could realistically expect to sell the house for in this market. This time, and for the first time, Adrienne and I knew the house was priced right. It was refreshing to be told what we needed to hear, not what we wanted to hear.
The next two things Vicki did was different then anyone else, and in my opinion, is what sold our house. First she hired an interior decorator to stage our house to appeal to a large group of people. Some people may not like the changes the decorator makes, but remember, you're not buying your house, someone else is. Our house turned out amazing. And with the changes the decorator made, getting the house "show ready" was surprisingly easy, even with 2 dogs and 4 young children. Vicki assured Adrienne that would be the case, and boy was she right.
The next thing that Vicki did differently was to hire a professional photographer to take the pictures of our house. After comparing photos of different houses at our initial market analysis, it was easy to see the difference in professional pictures compared to amateur ones. This difference especially showed through on our Internet listing. Needless to say, our house looked amazing in the pictures that were taken.
How did all this extra work and attention to detail pay off? Vicki was able to get us a full listing price contract 9 days after the house was officially put on the market. Before the house went under contract we probably averaged 2-4 showings a day, and had only positive feedback afterward. Overall, our experience with Vicki was amazing, and she will be the first one we call if we ever decide to sell again.
